Scope of this notice
This notice applies to InvestorFundingDesk.com and information submitted through its deal intake, analyzer, market-report, review, and contact features. The site is operated by Bradly D. Metz · NMLS #2880165 in connection with Caliver Beach Mortgage, LLC · Company NMLS #1434247. This website notice does not replace any federal or state financial-privacy notice that Caliver Beach Mortgage, LLC · Company NMLS #1434247 must deliver under the Gramm-Leach-Bliley Act, Regulation P, or other law when a consumer or customer relationship is established.

Information collected
We collect information you choose to submit, including name, email, phone, language preference, borrower relationship, subject-property address, borrower primary-residence address, housing and subject-property occupancy, time at residence, residency or immigration status, proposed and current vesting type, an entity or trust name when applicable, intended title changes, transaction type, requested financing, estimated credit range, investment experience, property and project facts, renovation scope, current and proposed property characteristics, budgets, holdbacks, status and permit information, report inputs, reviews, consent choices, and correspondence. When multiple properties are submitted in one browser session, we also record the submission-group relationship between those separate deal records. We may collect device, browser, referral, page-interaction, IP-derived security, and diagnostic information. The site may generate standardized-address and property-record match results, analysis, confidence indicators, comparable-property results, and report-delivery records from your inputs.

Do not submit sensitive information here
Do not enter Social Security numbers, dates of birth, government identification, bank or investment account numbers, passwords, tax returns, bank statements, credit reports, or identity documents into public website forms. Use the linked secure DSCR application only when directed for a DSCR request, or another channel specifically approved by Brad for sensitive loan documents.

How information is used
Information is used to respond to requests; distinguish the subject property from the borrower's residence; understand the preliminary borrower count, proposed vesting, and title-change plan; standardize the address and check available property records; create, deliver, and improve deal or market reports; send the borrower a non-sensitive copy of a submitted deal intake; evaluate a preliminary financing path; communicate about the requested transaction; prevent fraud and abuse; maintain records; comply with law; and understand aggregate website performance. For multiple properties entered during one browser session, reusable borrower and vesting facts may be copied temporarily into the next blank deal form to reduce retyping; the borrower must review and reconfirm them, and each property is stored as a separate deal. The public site does not retrieve or display a returning customer's prior records. In the Spanish intake, structured selections are stored with standardized English internal labels and values while open-ended borrower text is preserved in its original language for accuracy. Automated tools support routing and analysis, but do not make a final credit decision.

When information is shared
Information may be shared with Caliver Beach Mortgage, LLC · Company NMLS #1434247, website hosting and database providers, property-data and geocoding providers, email-delivery providers, analytics providers, professional advisers, regulators, law enforcement, and transaction-related service providers as reasonably necessary for the requested service, security, compliance, or legal process. Information entered into a secure mortgage application is handled through that separate application process and its applicable notices.

Website providers and external links
The website currently uses ChatGPT Sites and Cloudflare infrastructure, RentCast and public geocoding sources for property intelligence, Resend for transactional email, HubSpot for non-sensitive lead and deal routing, and PostHog for website analytics. Links to Calendly, the secure DSCR application, Facebook, NMLS Consumer Access, or other sites are governed by those services' own privacy terms once opened.

Cookies, analytics, and sale of information
Cookies or similar technology may support security, basic functionality, and analytics. Investor Funding Desk does not sell personal information for money and does not knowingly share it for cross-context behavioral advertising. Service-provider processing, legal disclosures, or a lawful business transfer may still occur as described in this notice.

Retention and security
Information is retained only as reasonably necessary for the purpose collected, operational needs, dispute prevention, recordkeeping, and legal or regulatory obligations. Reasonable administrative and technical safeguards are used, but no website, database, or email transmission can be guaranteed completely secure.

Your choices and rights
You may ask to access, correct, or delete website information, or opt out of non-transactional marketing, by emailing bradm@caliverbeach.com. Applicable rights and exceptions vary by state and by whether mortgage record-retention rules require information to be preserved. Transactional messages concerning a report or financing request may still be sent.
